Overview

Ropetackle North transformed a disused industrial site into a vibrant riverside community with 120 homes, a café, and retail space. The project balanced private living with public access to the waterfront while overcoming challenges including brownfield remediation, stakeholder coordination, and flood resilience.

Our role

We played a key role in ensuring the project’s success. We optimised the specification of high-end riverfront homes by collaborating with a local agent to tailor designs to market demand, achieving sales of over £850,000 per unit.

We also managed cost planning and stakeholder coordination, addressing site constraints through early engagement with Network Rail, the Environment Agency, and Southern Water. This proactive approach ensured smooth delivery and financial viability.

Challenges and solutions

  • Brownfield remediation

    Asbestos removal and site clearance were expedited through a separate package, reducing costs and accelerating progress.

  • Stakeholder coordination

    Early collaboration resolved design and land-use issues, including integrating flood defences and enclosing a culvert.

  • Flood resillience

    Ground floor spaces, including garages and garden rooms, were designed to withstand flooding, preserving property value.

Outcome

The project delivered a mix of affordable and private homes, with high-end riverfront units underpinning the scheme’s financial viability. By revitalising a neglected industrial site, Ropetackle North created a dynamic destination that enhances Shoreham’s waterfront and delivers long-term community value.
