Overview

Nestled within a historic woodland, Private Forest House is a meticulously designed high-end residence that embraces both modern architectural precision and nature. Set on a former tree farm, the project required careful planning to respect ecological constraints while delivering a home that met the client’s aspirations for sustainability, efficiency, and craftsmanship.

With a focus on creating a seamless, stress-free build process, we managed project complexities from the early cost planning stage through to contract administration and construction.

Our role

Initially engaged for early-stage cost planning, we were later retained for full project management, contract administration, and cost management services. We conducted a detailed structural frame analysis, comparing traditional, steel, and SIPS frame options. The client chose the SIPS frame for its sustainability, programme efficiency, and thermal performance.

We also managed procurement and risk, with a comprehensive tender evaluation to minimise commercial risks. Vesting certificates for the offsite-manufactured SIPS elements were arranged to safeguard the client’s investment and prevent delays. Throughout the project, we ensured cost and programme control with bi-monthly valuations, balancing contractor cash flow and financial security while protecting the client’s interests and maintaining smooth progress.

Challenges and solutions

  • Building in a Protected Woodland

    The site, a former tree farm, required strict ecological considerations. Construction access was carefully planned to minimise disruption, and intelligent design choices ensured that protected areas remained undisturbed.

  • Structural System Selection & Procurement

    To determine the most cost-effective and sustainable structure, we compared traditional, steel, and SIPS framing solutions. The SIPS system was selected for its ability to accelerate the build, improve energy efficiency, and reduce waste, aligning with both programme and sustainability goals.

  • Managing Water Runoff & Drainage

    Significant water runoff from adjacent fields posed a risk to the structure. We worked with the design team to develop an effective drainage diversion strategy, safely directing excess water towards a nearby stream to prevent future issues.

  • Programme Management & Logistics

    As SIPS panels require early sign-off, we arranged vesting certificates to allow pre-payment and secure timely delivery. This approach prevented potential programme delays while ensuring financial protection for the client.

Outcome

Private Forest House is a beautifully crafted, highly energy-efficient home that integrates effortlessly into its woodland setting. The project was delivered on budget and on programme, ensuring a smooth and stress-free process for the client. By combining proactive cost control, programme management, and sustainable construction strategies, we successfully delivered a stunning modern retreat that will stand the test of time.
