Overview
69 South Cliff is a striking coastal retreat designed for year-round living and hosting family and friends. Set on a dramatic cliff overlooking the sea, the four-level home boasts bespoke features such as a basement wine cellar with an oak door salvaged from the previous house, expansive sea-facing glazing, and white seamed cladding. With eco-friendly systems including solar panels, battery storage, and heat pumps, the home blends high-end aesthetics with practical functionality.
Our role
We supported the client from Stage 2 through to completion, providing comprehensive cost management and contract administration. Early on, we prepared a detailed cost plan to align design ambitions with budget realities, ensuring the tender process delivered accurate and competitive results.
During construction, we meticulously managed change control, keeping the client fully informed on cost and programme impacts. With the client residing nearby and heavily involved, we prioritised clear, consistent communication through regular site meetings, Teams calls, and phone updates. Our proactive management ensured the contractor met key milestones, enabling the client’s smooth relocation.
Challenges and solutions
Site Logistics
The tight cliffside location and strong winds made basement excavation and material transport challenging. We implemented safety protocols, including banksman support and tire washing, to manage risks effectively.
Contractor Selection
To ensure quality, we conducted thorough contractor due diligence, including credit checks, interviews, and reference reviews, securing the right team for the job.
Programme Deadlines
With a fixed relocation date, we introduced a robust programme management system, resolving long-lead items early and maintaining strict control over planning approvals and client changes.
Outcome
The project delivered a stunning coastal home that fulfilled the client’s vision for luxurious yet practical living. By balancing design quality, cost control, and a collaborative working environment, the home was completed on time and to the highest standards.
